Leading European bio science park gains Regus Centre

Regus has opened a location at an exclusive life-science business park in Leiden, the Netherlands


Sky-high rents, overcrowding, long commutes for staff, pricey parking. Basing your business in a city centre location has its downsides.

For these reasons, satellite business parks are growing in popularity. Mixed-used developments, or specialised clusters of businesses from the same sector located outside of city centres, these sites have plenty of advantages for companies of all sizes looking for a base. They typically offer lower rent, a location that’s close to where staff live, newer infrastructure and more space (including for parking).

And, for the first time, Regus has opened a centre on an exclusive business cluster in the Netherlands. After spending six months of liaising with local authorities, a new 2,378sq m Regus location has opened in the medium-sized city of Leiden on its Bio Science Park – one of the most successful business parks of its kind in Europe.

Despite not being a life science enterprise, Regus has an important role to play at Leiden Bio Science Park. It will bring high-quality flexible office space to the cluster’s businesses, and for companies seeking a presence there. “The municipality of Leiden had faith that, as a non-bio-science company, we would make a strong contribution to the park rather than being a threat,” says Annelou de Groot, Development Director in the Netherlands for IWG (the parent company of Regus).

Leiden’s Bio Science Park is the largest life sciences cluster in the Netherlands, comprising around 214 national and multinational organisations. “These organisations – like many others – want to be more flexible, more effective, agile and cost efficient,” says De Groot. “The Regus flexible full-service solution is an answer to their demand.”

She adds: “The opening was very successful – we had a large corporate bio science client as launching tenant, leasing 500sq m on a long-term basis. The centre’s typical tenants are (multi)national bio science companies.

“We expect to be 100% occupied within six months, as we’ve had many interested parties – there’s no other proposition like Regus on the park yet. And we plan to grow further by opening more centres in specific business clusters in the Netherlands.”

Regus plans to expand its footprint in business parks across myriad industries – including tech, research and development, telecoms, healthcare, design, services and more. These clusters are an ideal site for businesses – both corporates and small enterprises – looking to open locations in medium-sized cities, with a base that can be easily customised to their needs, with full office services taken care of, and flexible lease options.
